Fulford by the Sea

The Porosoff Group of Compass Commercial is proud to present the “Fulford by the Sea” development site, which consists of two properties, 1630 NE 164^th Street and 1640 NE 164^th Street. The combined lot size is 51,100 SF (1.17 Acres). The two properties both sit in the Fulford Mixed-Use Town Center district, which is a new rezoning by the North Miami Beach CRA.

On this assemblage, based on similar project approvals in North Miami Beach with 400 unit/acre multifamily density, this site would allow 469 units with a minimum average size of 800 SF this would bring the total net rentable square footage of the project to 375,200 SF in addition to common area space and structured parking.
